After nearly two years of construction, the EPG Group has completed an extensive modernization and expansion of the Varyáda shopping center. The EPG Group has finalized a billion-crown investment in the largest shopping center in the Karlovy Vary Region. The project increased the leasable area by one-third to 27,000 m², modernized the interior, added a new food court, and, most notably, introduced the Premiere Cinemas multiplex. The renovation took place while the center remained fully operational and has now been successfully completed: the grand opening for the public took place on October 18. “Lifestyles are changing—people shop differently than they did ten years ago, and shopping centers must adapt to this. Today, it’s no longer just about sales, but about the overall experience and the quality of the environment. 

The modernization of Varyáda was a natural response to growing competition and high demand for quality services and modern facilities in the region. Our goal was to create a project that will remain competitive in the long term and be able to respond flexibly to current trends and changes in consumer behavior. Varyáda thus represents an investment in the future of retail throughout the Karlovy Vary Region,” says Barbora Tesnerová, CEO and Managing Director of EPG Group. Martin Malý, Marketing Director of EPG Group, adds: “Varyáda is a natural hub of city life, where people come not only to shop, but also to relax, have fun, and meet friends. Thousands of visitors from Karlovy Vary and the surrounding area pass through here every day. We wanted them to find an environment in the center that is modern, functional, and pleasant.

“A new design, a wider range of stores, and improved accessibility are steps that take Varyáda to the next level and solidify its strong market position.” The renovation began in January 2024 and was divided into several phases so that shopping and the center’s operations could continue without significant disruptions. The first phase focused on the northern part of the building, where an extension was built for a new 3,800 m² Albert hypermarket. The original store closed in August 2024 and reopened in a completely new form less than two months later, on September 25, 2024. Among other things, it offers self-checkout lanes and a range of technological innovations designed to enhance customer comfort. Construction of the Premiere Cinemas multiplex began in June 2024 and lasted approximately 13 months. The new multiplex, featuring six screens with a total capacity of up to 1,000 seats across 2,500 m², opened to the public in July 2025. The first phase of the center’s renovated spaces opened in November 2024, when a new food court with 10 dining options and several new stores was created.

In April 2025, the main entrance area also opened to visitors, featuring new fashion brands and an information desk. “Varyáda has long been a key component of the city’s economy—it creates jobs, supports local services, and enhances the appeal of Karlovy Vary for both residents and people from surrounding towns,” adds Martin Nikodém, director of the Varyáda shopping center. Together with the Central Most shopping center, Varyáda forms the Czech portfolio of the EPG Group, an investment group specializing in the development, management, and long-term growth of commercial real estate.
